Detached, single-family homes going under contract in June stayed above 900 for the third month in 2011 and rose 28.12 percent from the previous year. Detached home sales for June 2011 show an increase for the sixth consecutive month. For detached homes, the average sale price is up 4.52 percent and the median sale price increased 0.91 percent from the previous month.
The median sales price for single-family, detached homes held at $165,000 for the second consecutive month. The number of properties going under contract in May 2011 rose 32.60 percent from the previous year and decreased only .44 percent from the previous month. May 2011 saw the highest number of detached home sales since June 2010.
The median sales price for detached, single-family homes in April was $165,000, rising 1.85 percent from the previous month; the first positive increase in the median sale price since December. The top selling price range of detached, single-family homes went from $120K - $139K in March to $200K -$249K in April. April was the 2nd consecutive month this year that properties going under contract exceeded 900.
Closed sales for detached single-family homes in March increased 39.02 percent from the previous month. Of the 570 detached, single-family homes reported sold in March the top selling price range was $120,000 - $139,000. Sales in the City of Rio Rancho increased 1.68 percent from the previous year and 101.67 percent from previous month.
Closed sales for detached single-family homes in February are up 7.89 percent from the previous year and up 12.95 percent from previous month. The median sale price for detached homes in February increased 1.06 percent from the previous year. Condo/townhome sales saw the median sale price increase 8.65 percent from the same period. Dollar volume for single-family homes sales was at $90.3 million for February 2011, up 6.60 percent from the previous year.
Closed sales for detached single-family homes in the month of January finished at 363, up 4.01 percent from the previous year and is the highest January sales month since 2008. January had a minimal decrease of 0.14 percent in the median sale price when compared to the previous year. Active market inventory of detached single-family homes in the Greater Albuquerque Market Areas rose slightly from the previous year.
